What to check before you hire, by category
We're a directory, not a contractor — you deal with the business directly. These are the checks we'd make ourselves before hiring in each trade.
HVAC
Heating and cooling contractors in Virginia hold a licence from the Department of Professional and Occupational Regulation, usually with an HVAC specialty designation. Replacing a system is normally permitted work, and which office issues that permit depends on where you live rather than your mailing address — incorporated towns and each county run their own process, so a contractor who works one side of a county line does not automatically know the other. Ask who pulls the permit before work starts.
Plumbing
Plumbing is a licensed specialty in Virginia, held under a contractor licence rather than issued to a company name alone. For anything beyond a repair — a water heater swap, a repipe, moving a fixture — expect permitted and inspected work, and expect the contractor to arrange it. If a quote is notably cheaper than the others, ask whether it includes the permit and the inspection, because that is frequently the difference.
Electrical
Electrical work carries its own specialty designation under a Virginia contractor licence. Panel upgrades, new circuits and service changes are permitted and inspected work in every DMV jurisdiction. The inspection is the part that protects you, so treat an offer to skip it as a reason to call someone else rather than a saving. Ask for the licence number and check it yourself before any work is scheduled.
Roofing
Roofing contractors are licensed in Virginia under the same contractor system as other trades, in classes that differ by the value of work they are permitted to contract for. That matters on a full roof replacement, where the contract value can exceed what a lower class is allowed to take on. Storm-season door-knocking is common in this region — verify the licence against the state record rather than a business card.
Home Remodeling & Renovations
Remodelling is where contractor licence class matters most. Virginia issues Class A, B and C licences that differ by the value of a single contract and the annual total a contractor may take on, so a licence that is genuine can still be the wrong class for your project. Confirm the class as well as the number, and confirm the licence is currently active — expiry dates are part of the public record.
Landscaping & Lawn Care
Landscaping is not licensed the same way the building trades are, so the usual licence check does not apply and the checks that matter are different. Ask about insurance before anyone brings equipment onto your property, get the scope in writing for recurring work, and ask specifically about chemical application, which is separately regulated in Virginia. For hardscape work involving structures or drainage, you may be in contractor-licence territory after all — worth asking up front.
